Every lead we deliver is a real address, a real owner name, and a roof that's old enough to be in the buying window. Here's exactly how the list gets built.
Step 1
Sourced from the public record.
We don't buy reused data from a broker. We pull directly from the Volusia County Property Appraiser (VCPA) database, the same public source any homeowner or contractor can verify.
Primary source
Volusia County Property Appraiser parcel and characteristics data — 346,000+ records analyzed in the most recent cycle.
Defensible
Public-record sourcing means every line on your list traces back to an official, verifiable source — no mystery data.
Step 2
Filtered hard. Most of the database doesn't make the cut.
We strip out anything that isn't a real residential sales opportunity. Out of 346,000 source records, roughly 42,000 survive — about 12%.
Owner-occupied only
The owner's mailing address matches the property address. No absentee landlords, no out-of-state investors.
Asphalt shingle roofs
We exclude metal, tile, and flat roofs. The leads you receive are the homes your crews are set up to bid on.
Roof age 15+ years
We use effective year built and roof cover year to identify roofs in the realistic replacement window.
Appraised value ≥ $150,000
Filters out homes unlikely to fund a full re-roof, and removes mobile homes and structures from the dataset.
No LLCs, trusts, or corporate owners
If the owner name contains LLC, INC, TRUST, or similar entity markers, it's removed. Individual homeowners only.
Deduplicated by parcel and mailing address
Each homeowner appears once. No double-counted leads, no inflated row counts.
Step 3
Tiered so you know which leads to call first.
After filtering, leads are sorted into two tiers. You can buy either one — most buyers start with Premium.
